This parcel had been designated “undevelopable” by its former owner due to the presence of wetlands. It required building, parking, and site designs that were environmentally and fiscally responsible and constructed in an accelerated time frame to accommodate high-tech, fast-growth tenants.

O’Connell Development Group was able to telescope design and permitting—federal, state, and local—into a mere there months. O’Connell formed a partnership with Fontaine Construction to produce an elegant, three-story, 55,000-square-foot office building whose layout and grounds take advantage of the natural surroundings. The Mass Venture Center was constructed in less than eight months, with construction crews working through one of New England’s worst winters.
