O’Connell Development Group entered into a 5-year Lease Agreement with the major world-wide distribution company Amazon for the property located at 161 Lower Westfield Road, Holyoke, MA.  Amazon occupies the entire building (approximately 144,862 square feet) for the purpose of shipping, receiving, and distributing products.  The facility became operating in October 2019, creating many new full-time and part-time jobs. Amazon distribution center is the largest single economic development project in Holyoke.  Appleton Corp. will continue to manage the property.

Prior to Amazon it housed the Paolo Freire Social Justice Charter School, which has moved to Chicopee. Before that it was a manufacturing facility for Atlas Copco, which has a compressors facility nearby at 92 Interstate Drive, West Springfield.
