The Challenge
O’Connell Development Group (ODG) acquired the former St. John Cantius Church property in 2020. The site presented a unique opportunity and challenge to integrate new residential development within a historic district while preserving a historic former church building dating to 1913. The former church is a contributing property in the Pomeroy Terrace Historic District and is protected by a Preservation Restriction recorded with the City of Northampton. The broader development required careful coordination with the City, preservation authorities, and the neighborhood to balance new construction with the restoration of an important community landmark.
The ODG Approach
ODG partnered with the City of Northampton to establish a Preservation Restriction Agreement, permanently protecting the architectural and historical integrity of the former church’s exterior. Significant work has been completed to repair and restore the exterior of the building. A $500,000 CPA grant supported extensive exterior repairs and rehabilitation. ODG prepared the site by demolishing former parish buildings and undertaking complex site work to accommodate new development. The first phase, Hawley Manor, includes 12 luxury condominiums across three townhouse buildings. The second phase will consist of a 51-unit apartment building approved through the City’s site plan approval process, which will incorporate the preserved church as an amenity and community space for residents.
The Result
ODG has delivered an elegant blend of preservation and new residential development. The Hawley Manor condominiums are occupied. The adaptive reuse of the former Church and the construction of the 51-unit apartment building will further enhance the site, contributing to Northampton’s housing stock while preserving a key piece of the city’s architectural heritage.
